The Gardens | 1227 & 1235 EOV

1247 & 1235 EOV are two 16 units buildings that are part of a larger 67 unit apartment community called The Gardens. The aim of our client is to create a bayside community with modern spaces and attractive amenities typical of new builds.

We want to highlight two mid-project pivots where the adaptability was key to keeping the project on track and within budget. Originally intended to be short term rentals (STR’s), the cost of adding sprinklers to make the property compliant with city regulations for STR’s resulted in a mid-project change from STR to LTR (long term rental). One pivot of this massive change led to repurposing of interior space. 10 1-Bedroom units had work-from-home offices added to suite the needs of tenants. The other pivot included the addition of 3 communal amenities: A dog park, a grilling and firepit patio, and bike storage.

All apartments were designed and renovated with modern finishes and sleek stainless steel appliances. Dishwashers and in-unit washer/dryers were also added to each unit.

The entire interior was gutted and renovated. All HVAC units were replaced. Over 75% of the roof needed to be replaced, the parking lot repaved, and new streetlights were added.
